Allied Field Asset Services provides the following services. Most services are completed in less than 3 business days and include before and after photos. Our pricing philosophy allows our clients to have a fixed rate removing all doubt from our transactions. Our flat fee pricing takes the guesstimation and subjectivity out of our fees, and your assets schedules will be tailored to your needs enabling your organizational time frame schedules to be met.

  • Locksmith: Re-keying door locks, as well as securing garage doors and gates.
     

  • Trash Out / Debris Removal: Clean-up and debris removal for safety, compliance, and appearance.
     

  • Janitorial Services: Cleaning services include sweeping carpets, mopping floors, and cleaning sinks, bathtubs, and toilets.
     

  • Repair & Remodeling: Work is performed according to client-approved proposals and local building codes.
     

  • Winterization / Plumbing: Complete either wet or dry winterizations according to local code to prevent weather-related damage to home and plumbing system.
     

  • Lawn Care Services: Mowing, removal of clippings, and trimming of shrubbery.
     

  • Swimming Pool Maintenance: Opening the pool and starting filtration system; draining, cleaning and filling pool, if necessary; and adding chemicals and providing weekly pool maintenance.
     

  • Lockouts / Evictions: Provide an eviction crew to assist with the removal of personal property in accordance with local laws and the client’s written instructions.

  • Boarding / Securing: Properties can be boarded and secured in accordance with HUD specifications, local code, and the client’s requests.
     

  • Toxic Mold: Provides mold inspection, testing, and remediation services completed by certified Industrial Hygienists.
     

  • Smoke Detectors: Install smoke detectors throughout residence as needed and ensure full operation
     

  • Emergency Services: Provide around the clock emergency services for unexpected events during servicing and maintenance period.

  • Mobile Home Inspections: Mobile home inspections are performed with lending institutions in mind providing  property reports of the current condition of the mobile home. Submitting a comprehensive report of the home’s interior, exterior and under carriage. With photos of inspected properties.
     

  • Commercial Property Inspections: Commercial property inspections are performed for lenders who are in the process of lending finances for a commercial property and need to understand the current condition of the property. These inspections are also provided for insurance companies who need to be aware of any conditions that may be cause for a claim in the near future.
     

  • Brokers Price Opinion (BPO): is the essential alternative valuation tool for financial institutions currently pursuing home equity lines of credit, refinancing, and loss mitigation and collection efforts.  Our licensed real estate professionals know the local market trends to adequately perform the BPO.  These licensed real estate professionals are also able to produce a more detailed observation of the valuation.  The standard BPO guideline follows the Freddie Mac and Fannie Mae valuations guidelines.

     

  • Occupancy Inspections: The program is designed to ensure the quality and maintenance of the City’s single family homes, duplexes, and condominiums. This is achieved by conducting inspections of these dwelling units at the time of sale or change of occupancy. If, at the time of inspection, a dwelling unit is found to be in violation of the Housing Code, the property owner is notified of the violations and given a reasonable time to correct them. Upon correction of the violations, a Certificate of Occupancy is issued and remains valid until the dwelling unit is again sold or rented. Typical items checked during an Occupancy Inspection include the electrical, plumbing, and heating systems, structural hazards, and other health and safety items. In addition, Zoning concerns such as illegal building additions and the conversion of garages, attics, and basements to dwelling spaces are also checked. The Occupancy Inspection Program is administered by the Code Compliance, Section of the Planning and Development Department.

  • Construction Draw Inspections: A draw inspection is an assessment of a project to determine the appropriate amount of funds to be relinquished in order to complete the work outlined in the building plan. Not only can customers order and receive inspection reports and photos via the Web, TCL or XML, we also offer unlimited photo storage. AFAS’s risk management, inspection forms, customer service and turn times are designed to meet your needs.

     

  • Residential Property Inspections: Include evaluations, visual,  structural, mechanical, electrical, plumbing and all other current  conditions. The inspector will identify all pertinent defects exposed This inspection will assists the client in evaluating the overall condition of the dwelling according to the Standards and Practice of the American Society of Home Inspectors (ASHI).
     

  • Merchant Site Inspections: We understand the importance of card issuer compliance for both the acquirer and the merchant. By integrating advanced technology with people and business processes, we deliver an innovative approach to making merchant photos and reports available in a fraction of the time. At AFAS, we appreciate your business. That’s why we focus on serving the electronic transaction industry by making the merchant verification process simple, affordable, and timely. As an extension of the underwriting process, we help make the approval process smooth for the merchant while mitigating risk for the acquirer.. This inspection assists in determining the legitimacy of a business and helps to prevent fraud. Each inspection includes field sheets and both interior and exterior photos of the business.

  • Composition Board Siding Inspections: Wood, by its very nature, has a tendency to expand and contract. Compressing the wood during the manufacturing process has placed the wood in an unnatural state. Wood will expand if it is exposed to moisture—the compressed cells in the wood will expand and swell. Proper installation and maintenance are critical for this product to perform. Exposed edges must be sealed with a good coat of paint, and the wood must remain sealed throughout its life. If the composition board siding is improperly installed or maintained, the siding retains moisture and begins to swell, crack and rot. The inspector will identify which manufacturer produced a particular product and determine whether that product is subject to a class-action lawsuit. The information is then relayed to a claims firm.
     

  • Foreclosure Inspections: A foreclosure inspection is performed on behalf of a lending institution that has foreclosed on a particular property and requires a report on the dwelling’s current condition. This inspection includes a comprehensive report on a home’s interior and exterior condition. Included are photos of the subject property and focus on any damage that may have been discovered during the inspection.
     

  • Insurance Loss Inspection: Insurance loss Inspections help to ensure that hazard insurance claims funds for damaged properties are properly disbursed and appropriately utilized to repair and improve the subject property. This protects the value of the collateral as security. Safeguard will, upon client instruction, send an inspector to a property to review and assess both the existing damages at a property and the percentage of repairs completed. With this information, our clients can determine whether a requested release of additional or remaining repair funds is appropriate. This inspection assists in determining the legitimacy of an insurance claim by providing the inspector’s opinion of the cause of the damage and is supported by related photos.
     

  • Compliance Inspections (203k): A compliance inspection defines the exact needs per governing bodies’ requirements adhering to compliance with local and state regulations so that escrow funds can be released.

  • Asset Audits: An asset audit helps manufacturers control inventory levels at dealerships and sales centers. The inspector usually performs these audits on a monthly or quarterly basis. The inspection provides an accurate on-site inventory count based on units and/or identification numbers provided by the manufacturer.
     

  • Termite Inspections: The termite inspection is specifically designed to fulfill loan requirements and is ordered by a mortgage company. AFAS provides expert knowledge adhering to all applicable state guidelines and regulations required for each inspection. Our  inspection report is a 1 year warranty on all houses noted to be free from infestation.
     

  • Phase I Environmental Inspections: The Phase I environmental inspection is a preliminary site visit that provides a general assessment of an overall site condition and liability potential. This inspection typically includes historical research, an evaluation of existing land use practices, the identification of environmentally sensitive areas, and the presence of any environmental problems.
     

  • Phase II Environmental Inspections: A Phase II inspection assesses the full extent of any contamination and determines the appropriate cleanup requirements. Environmental engineers conduct extensive and detailed examination through sampling and analysis. They will also recommend actions for cleanup and abatement of the environmental contamination.
     

  • Structural Evaluations: A structural evaluation determines if a property has significant structural defects and, if so, appropriate corrective action suggestions are provided. All of NVMS’ structural inspections are performed only by licensed Professional Engineers (PE).

  • Mold Inspections: Detect for the presence of mold in client-defined areas by collecting of one or more air, swab or carpet samples sent to the lab for analysis Field sampling is best-conducted using air sampling on a general screening basis. The air sample will be supported with swab sample(s) where visible mold is encountered. Air sampling is a quick, cost-effective and reliable testing option.
     

  • Asbestos Inspections: You will not be harmed by touching it or being near asbestos-containing materials. Your health may be affected by inhaling asbestos fibers, where the fibers may become lodged in the microscopic tubules of your lower lung. Symptoms of lung problems do not usually appear until 20-30 years of exposure to high levels of asbestos fibers. Most people do not develop health problems when exposed to small amounts of asbestos. However, the risk of lung disease from asbestos exposure is greater among smokers Many studies have shown that the combination of smoking and asbestos exposure is particularly hazardous. A study recently published in the New England Journal of Medicine (May 28, 1998) reports that, "exposure to moderate levels of asbestos does not appear to significantly increase a person's risk of developing lung cancer." However, this is an area of continued debate among scientists Inspection determines whether asbestos is present in a home or business. A technician will obtain samples and then conduct a lab analysis. Once the sample material has been properly tested and positively identified, we relay the results to the property owner, and recommend corrective action.
     

  • Radon Inspections: A radon inspection is required in various states prior to the sale of a home. The inspection determines whether a house has acceptable levels of radon set forth by the EPA guidelines. The EPA has determined that a radon level that is 4 picocuries per liter (pCi/L) or higher needs corrective actions.
     

  • Collections: AFAS will assist in the collection process by identifying and informing a tenant or occupant of the mortgage holder’s intent to collect past due rent or mortgage payments. All collection activity will be at the request of the management company and all procedures will follow the management company’s direction and procedures.
